Buchman Real Estate
Buchman has become one of the most interesting residential real estate markets in Israel. Due to its spacious and attractive properties, many Anglos and native Israelis have been drawn to buying houses and apartments here. This has not only caused an increase in the value of Buchman real estate, but has meant that their now exists a unique community of Anglos and Israelis. Buchman is split into two main areas. North Buchman was the first area to be developed and all the residential properties have now been completed, South Buchman is still being developed at a fast rate. It is still a building site in many parts and is very popular because buyers want to live in a close community that South Buchman offers. The prices of Buchman properties are generally higher than the other neighbourhoods of Modiin. Prices range from 1,100,000 NIS for a 3 bedroom apartment without elevator in Yitzhak Rabin Boulevard to over 3,000,000 for some Yosef Street houses and Dan Street houses. These prices accurate to Autumn 2008.
A Kaf Alef villa in Yehuda Street and a Dankner Semi - detached in Binyamin Street were recently sold for around 2,500,000 NIS.

There are many different types of Buchman properties. There are garden apartments either built on one floor, duplex or triplex. There are apartment cottages that are not on top or below any other apartments but have shared monthly service payments and need a tennant commitee to look after general day to day running of the shared facilities. Villas are detached houses and cottages are semi detached. Some have properties above or below them. For instance Muller houses in Shimon Street and Avisror houses in Yael Hagibor Street. Most apartments have elevators but some like Nidar on Levi Street do not. There are also houses built on a hill one after the other, these are called Meduragim. Examples are Bonei Hatichon, Palasim and Euro Israel. Many Buchman properties are only accessible by steps because of the hilly Modiin terrain.

There are many real estate agents working in Buchman. Some are out of touch with the property prices. It is important to work with an agent to whom you trust and who has actually sold many properties in Buchman. Often properties are priced way over the market value and you have to be careful not to overpay.
